What is built here
The community is assembled from villas set on islets between man-made lakes. The water stands here all year, and that is the main premise for screens. In the evening small flies come to the lit windows and the pool lighting, while mosquitoes hold near the shore and around the irrigated lawn zones. Dry quarters know nothing of that load.
The houses are two storeys and large, and nearly every one has a garden exit through a sliding portal of two or three leaves. That is the commonest opening for a screen: it is held open in the evening when the cool comes off the lake. Second come the tall bedroom windows upstairs. Third, the kitchen sash onto the side path.
The villas stand by open water, so the wind hits the facade harder than in inner quarters. Fabric on a wide portal has to hold its tension and the frame needs a rigid profile, or the leaf will start wandering in the guide. For the same reason we do not recommend a magnetic curtain on a permanent garden entrance here: it bangs and quickly loses its shape.
Owners protect the water view. Dark dense fabric on a panoramic portal makes no sense — that view is why the house was chosen. People take clear UltraView, a 1.1 mm aperture with 100 per cent light transmission, which is barely readable against the light. On bedrooms, where the light is on in the evening, Anti-Mosquito with a 0.8 mm aperture is the more common choice. The community's facades live by common rules, so we paint the frame to the colour of the existing glazing and hide the screen on the inner side where we can.
What we have done here
We have had no orders in Jumeirah Islands yet. Telling you about dozens of villas in a community where we have not worked would be dishonest, so here is what is real. The company is 12 years old, 5000 screens have been installed in that time, and the openings found here are familiar to us from other Dubai villas: the garden portal, the tall bedroom window, the kitchen door.
The survey is free. The fitter takes the dimensions of every opening you show him, checks whether the frame has a factory guide, and names the price on site. Decline the order and you owe nothing.
We would actually welcome a first client from the community. Villas within one cluster were built to a shared design, the dimensions repeat from house to house, and one careful survey then speeds up work along the whole street.
Getting to you
Entry is through a security post. We send the fitter's name and vehicle number on WhatsApp the day before, so nobody wakes you with a call from the barrier. Inside the community the streets wind around the lakes and the villa numbering confuses navigation systems, so we will ask you for the exact cluster number and a live pin on the map. We leave the vehicle on the driveway by the house. Items arrive assembled from the workshop, there is almost no noisy work on site, and we drill only where it has been agreed in advance. We work seven days a week including weekends and public holidays, and you choose the time of arrival. Delivery and fitting are free.
What breaks here most often
The water around the plots brings humidity, and hardware ages faster here than in the dry parts of Dubai. What gets changed most often is rollers and catches on the doors facing the water. Second is fabric on the sunny side, which fades sooner than fabric in shade. Third, less often: wide sliding constructions going out of true when the guide fixings have loosened.

Common questions
Is an entry pass needed for the community?
It is usually enough for you to warn security about a contractor. We send the fitter's name, the vehicle number and the arrival time in advance, and you forward it to the post. If your cluster follows a different procedure, tell us and we will work to building management's rules.
Will a screen spoil the lake view?
On panoramic portals people take UltraView: a 1.1 mm aperture with 100 per cent light transmission. Against the light such fabric is barely noticeable, and the water and the garden lighting look as they do without a screen. We do not offer dense anti-dust fabrics for openings like that; they really do dull the picture.
Our garden portal is three leaves wide — what should go on it?
Wide exits suit a sliding system on its own guide, or pleated, which folds concertina-fashion to the edge of the opening. Both solve the same problem by different means: sliding is more familiar to use, pleated takes up less room when open. The fitter will advise at the survey.
The villa is rented — can screens go in without drilling the frame?
Yes; some systems fix on hooks and clamping angles and leave no marks on the profile. Say at the survey that the house is rented and the fitter will choose a drill-free option and show you how the screen comes off before you move out, if you decide to take it with you.
How long after the survey does the screen take?
We make the item in a day at our own works, and set delivery and fitting for the day after the survey. A small window screen takes about fifteen minutes in the workshop; what takes longest is agreeing the profile colour, if you need a non-standard shade to match your glazing.
