An ordinary screen holds its fabric in a channel by friction. A gust pushes the edge out, the sheet leaves the guide and after that it tears. On an exposed site in Dubai that is a question of weeks.
In a zip-track a bead resembling a zip is sewn along the edge of the fabric. It runs inside the channel and physically cannot come out, which is where the name comes from. The sheet stays tensioned in wind, so the terrace is genuinely enclosed rather than apparently enclosed.
The second advantage for a pergola is that the fabric runs from the top beam to the floor without intermediate posts. A pergola is a structure about openness, and a post in the middle destroys the point of it.
Third, the drive. On a large terrace the fabric is heavy and is usually motorised. Raising and lowering several metres of fabric by hand is possible, but nobody does it every evening, and the screen stops being used.
Fourth, honestly: a zip-track is not a wall. It holds insects and takes the edge off the wind. It does not turn a terrace into an enclosed room, and you should not count on quiet or on air conditioning behind it.
