So the choices are the ones that do not cut the picture: a pleated screen across the full width, motorised units on unreachable openings, rather than a sliding screen with a post in the middle.

On wide sliding units the track sags; on motorised ones it is usually the end positions that have drifted, not the motor itself.

What is built here
The villas of Emirates Hills were built to individual designs, and that changes the whole conversation about screens. The house next door will tell you neither the dimension nor the type of construction. One owner has a stairwell hall closed by two storeys of glazing, another has an arched window in the same place, a third has the entire south wall running into sliding doors to the pool.
Panoramic glazing here works for the view: the plots look onto the golf course and the water, and that view is why the house was bought. A screen must not cut into it. Openings like that favour constructions that hide when they are not wanted: a roll-up cassette above the opening, pleated disappearing into a side profile, motorised fabric that rises at the touch of a remote. Pleated closes openings up to 6 metres wide and is painted in any RAL colour, so the frame matches the window profile rather than arguing with it.
The second factor is the garden. The plots are large, the lawn and the hedging are irrigated year-round, and the fairways and water features of the golf course are next door. In the evening insects move from water and grass towards the lit windows of the ground floor. Owners usually close the garden exit, the majlis area and the kitchen, leaving the upstairs bedrooms for a second round.
There is a prosaic part of the house as well: the service wing and staff rooms with plain rectangular windows. Ordinary framed screens go there, and it is the quickest part of the order.
What we have done here
We have not worked in Emirates Hills yet. This is a district where owners exchange recommendations among themselves, and an invented list of installations is checked here with one call to a neighbour, so we say it as it is. The survey visit is free and does not turn into a sales pitch: the surveyor takes the geometry, shows the options and leaves you holding a figure.
What is worth knowing in advance. An arched or trapezoidal opening needs a template rather than two numbers, so surveying a window like that takes longer than a rectangular one. Two-storey glazing we look at together with you and discuss which part is worth closing at all: the fixed upper sections do not get screens, because they do not open. Every item carries a two-year warranty.
Getting to you
Entry to Emirates Hills goes through a security post, so the visit is registered in advance: the surveyor's name, the vehicle number and the time. It is easier when the pass request comes from the owner or the house manager, and then there are no questions at the gate. The plots are large, walking round the house with a tape takes longer than usual, and we allocate a separate slot for a survey like that rather than squeezing it between two other addresses. If the community restricts work at weekends or in the evening, say so when placing the request and we will put the fitting in a permitted window.
What breaks here most often
On large villas what fails is what is loaded: wide sliding constructions with long profile and motorised systems on unreachable openings. In the first the guide deflects; in the second the question is usually not the motor but the end positions, which have drifted. Fabric in gardens clogs with organic matter rather than sand, and washes more easily than in open districts.

Common questions
We have an arched window and glazing on the staircase. Is that even done?
It is. For a non-rectangular opening the surveyor takes a template, and from it the workshop bends the frame and cuts the fabric. Arches, trapezoids and round windows are a separate line item. They cost more than a rectangular screen of the same size, because both the frame work and the fabric offcuts increase.
Will a screen spoil the view of the golf course?
There is no such thing as a fully transparent screen; any fabric dims the picture a little. Closest to clear glass is ULTRAVIEW with 100% light transmission and a 1.1 × 1.1 mm aperture, from 250 AED. On top of that people take a construction that retracts: a roll-up cassette or motorised fabric.
Can the frames be painted to match our windows?
Yes. Pleated is painted in any colour from the RAL catalogue, so the screen profile matches the glazing profile and does not read on the facade. Take the colour code from the company that fitted the windows, or let the surveyor take a sample on site.
The house is large with many openings. Is the survey chargeable?
No, the visit is free whatever the number of openings. For a large house we set aside separate time to walk every window and door unhurriedly. After the survey you get a list of items with a price for each and decide what to do now and what later.
What does the warranty cover?
The two-year warranty covers all our items: frame, mechanism and fabric. It covers manufacturing defects and the working of the moving parts under normal use. Mechanical damage to the fabric and the consequences of somebody else's intervention in the construction fall outside it.
