A mosquito screen on a balcony door

Mosquito Nets for Balconies in Dubai

In a tower the balcony door is usually the only thing worth screening: the glazing beside it rarely opens at all. So the question is not which system is best, but how to close one sliding door without losing the width of a narrow balcony or the view you paid for.

01IT IS THE DOOR THAT GETS CLOSED, NOT THE RAILING LINE

The frame sits in the balcony door opening: insects come in where people walk.

02HEIGHT CHANGES THE BUILD MORE THAN THE BALCONY DOES

High up the wind runs along the facade in gusts: a light screen on a cord bangs against the reveal and the mesh works its way out of the groove.

03A SCREEN IS NOT FALL PROTECTION

It is not a balustrade and does not hold a person's weight. On a high floor, safety comes from an opening restrictor and a child lock.

04WHAT TO CLEAR IN ADVANCE

  • The management company: touching the external aluminium is usually forbidden
  • We fix into the reveal and the opening frame — nothing changes outside
  • The cassette side depends on the drying rack and the AC unit
  • A sill with a drainage channel must not be blocked

What Dubai changes

Balconies in Dubai towers are narrow and they usually have an air-conditioning unit in one corner. Where the cassette or the guide goes is therefore decided by what is already on the balcony, not by preference, and it is the single most common cause of a screen having to be refitted when it was ordered without a site visit.

Height changes the problem twice over. Low down, near landscaping and water features, mosquitoes are the complaint. High up they thin out and wind takes over: between towers the airflow accelerates and a lightly held panel starts slapping and works its way out of the guide.

The third factor is what you can see. People buy these flats for the view, and a dense mesh across a balcony door is felt immediately. That is why UltraView comes up in this conversation more than anywhere else on the site.

Finally, the building itself sets the pace. A contractor pass and a goods lift booking usually decide the fitting date more than our own schedule does.

Common ordering mistakes

Ordering to your own measurements from the floor plan. Balcony doors in the same tower vary by a few centimetres, and the gap always appears at eye level.

Putting a magnetic screen on a high floor. It holds in a mild breeze and lets go in the draught between buildings.

Placing the cassette in the corner the air-conditioning unit occupies. It either will not open or it rubs, and both show up within a month.

Assuming the windows need screening too. In most towers they do not open independently, and screening them is money spent on glass that never moves.

A balcony is closed at the door, not around the railing: the insects come in where the people walk.

Common questions

Do I need to screen the windows as well?

Usually not. In most towers only the balcony door opens, and that is what lets insects in.

Will the screen block the view?

Some mesh does. UltraView takes the least, and on a balcony bought for its view that is the one to ask about.

Will a magnetic screen hold up here?

On a low floor in a sheltered position, yes. High up between towers, no.

Will the cassette clash with the AC unit?

That is checked at the survey. It is the most frequent reason a screen ordered remotely has to be redone.

Does the building need to approve it?

Fitting usually needs a contractor pass and a lift booking. Start that when you book the survey, not after.
