Palm Jumeirah brings two different requests: villas on the fronds with panoramic doors to the water, and flats in trunk towers with ordinary balconies. The first need systems spanning the full width without a post; the second, standard sliding or pleated.

01THE TRUNK AND THE FRONDS ARE TWO DIFFERENT JOBS

Towers with balconies on the trunk, private villas with water access on the fronds. There is no common answer, and that is settled before any pricing.

What is built here

Palm Jumeirah divides into two different worlds. The trunk carries towers with flats and balconies; the fronds hold private villas with an exit to the water. Their problems differ so much that there is no common solution.

The villas on the fronds have floor-to-ceiling panoramic doors, often bi-folds, opening onto a terrace and the pool. An opening like that is closed with pleated across the full width or with a motorised screen: an ordinary sliding system leaves posts in the middle, and from the water that shows.

The trunk towers have typical balcony doors, and there sliding or pleated works.

What both parts share is water on two sides. Salt here is more aggressive than the city average, and that affects the choice of hardware: cheap metal seizes sooner. Fabric also ages faster on the side facing open water.

On wind separately: on the fronds it comes off the gulf unobstructed, and on terraces open systems without an edge lock get blown out. There people fit zip-track.

On the substance: at a villa the conversation is almost always about how to close a wide opening without a post in the middle, and in a tower about an ordinary balcony door.

Getting to you

Access to the Palm is unrestricted, but gated communities on the fronds need a pass, arranged by the owner or building management. In the towers the standard order applies: goods lift and contractor registration.

We agree the time in advance and ask you to start the pass at the same time as booking: that is usually what decides when we can come.

What breaks here most often

Water on two sides punishes hardware harder than fabric. Rollers, catches and fixings in a cheap alloy seize fastest here, and that is the commonest reason for a call-out. At villas, wide sliding constructions fail in their own way: a long profile deflects and the screen starts binding at one point. On terraces by the water the edge of the fabric tears if the system has no lock along the edge.

How do I close a panoramic door without a post?

Pleated across the full width, or a motorised screen. A sliding one will leave a post in the middle.

Why does the hardware seize?

Water on two sides and salt in the air. On the Palm we advise against economising on hardware.

What should go on a terrace by the water?

Zip-track: the edge of the fabric locks into the channel and cannot be blown out.

Is a pass needed?

For gated communities on the fronds, yes. The owner arranges it.

Will a screen spoil the view of the gulf?

UltraView takes the least of it. On panoramic openings that is usually what people choose.
