What is built here
A villa in The Meadows is larger than a townhouse, and its openings differ. The living room opens to the garden through a wide sliding door, often floor to ceiling. There is a terrace, and sometimes several exits to the grounds from different rooms.
Mature planting is what sets the community apart from newer districts. Trees, hedging, irrigation: all of it holds moisture, and moisture holds insects. Complaints here are more often about small flies in the evening hours than about mosquitoes, and that changes the conversation: what decides is the aperture size, not the mechanism.
The second consequence of the planting is leaves and pollen. Fabric by a garden clogs with organic matter rather than sand, and washes more easily than in districts with construction.
Third: wide openings to the garden. One leaf will not close them, and here the choice stands between pleated across the full width and a sliding screen with a post in the middle. If the living room looks out on the garden, the post is in the way, and people take pleated.

Honestly about what follows from the building stock: if a mature garden surrounds the house, the first question for the surveyor should be about the fabric, not the mechanism.
