Mosquito Nets in Al Furjan
Al Furjan is a mixed district: townhouses and villas sit next to new residential towers, and part of it is still being built. Because of that the main local problem is not insects but construction dust in the openings.
01TWO TYPES OF HOUSING, TWO ANSWERS
Townhouses and villas have ordinary windows and garden doors: framed screens plus a hinged or pleated one. New towers take a sliding or pleated screen on the balcony door.
02THE BUILDING WORK UNITES BOTH
While a site is running nearby, suspended sand settles on the mesh faster than usual, and the loss of airflow gets taken for a defect.
03CONSTRUCTION DUST DOES NOT BRUSH OUT DRY
It packs into tracks denser than sand: the channel is washed out rather than swept.
04WHAT DEPENDS ON THE TYPE OF HOUSE
- Townhouses usually need no passes
- New towers mean contractor registration and a service lift
- After the building settles, fixings sometimes loosen and the screen hangs askew
- All three typical cases are closed in one visit
What is built here
The district has two different types of housing, and they need different answers. Townhouses and villas have ordinary windows and garden doors: framed screens on the windows, hinged or pleated on the door. The new towers have typical flats with a balcony and panoramic glazing, and there sliding or pleated goes on the balcony door.
Construction is what unites both parts. While a site is working nearby, sandy suspension comes through the windows constantly, and fabric greys and clogs faster than in settled districts. A fine aperture in that situation turns into a solid partition within a few months.
The practical conclusion: while there is building work nearby, it is more sensible to fit something that comes off and washes easily, and not to chase the densest weave. In a year or two, when the sites close, the fabric can be changed for a finer one.
Fourth: in new buildings the window hardware is sometimes non-standard, and the way a framed screen fixes is chosen on site. That cannot be settled over the phone.
What we have done here
We do not publish specific addresses. The survey is free.
On the substance and without speculation: ask the surveyor what will happen to the fabric if the construction next to you carries on for another year. The answer will affect the choice more than the difference between mechanisms.
Getting to you
The district is open and passes are usually unnecessary for townhouses. In the new towers the standard order applies, with contractor registration and the goods lift.
Visits within Dubai are planned faster than trips to the far emirates. We agree the exact time when you place the request.
What breaks here most often
While construction continues nearby, clogged fabric leads, and owners take the loss of airflow for a defect. Second are the guides, where building dust packs in tighter than sand and cannot be brushed out dry. Third are fixings in new buildings: after the structure settles they sometimes loosen and the screen starts hanging askew. All three are closed out in one visit.
Common questions
Is a fine aperture worth taking next to a building site?
While the construction lasts, no: it will clog within a couple of months. Change it later.
We are in a tower, not a townhouse — what suits?
Sliding or pleated on the balcony door, as in other tower districts.
Will the fixing suit our windows?
That is settled at the survey: profiles in new buildings are sometimes non-standard.
Is a pass needed?
Usually not for townhouses; for towers, by the building's rules.
Can the fabric be changed later?
Yes; if the frame is sound we re-mesh it with new fabric.
