Typical Tilal Al Ghaf architecture with an insect screen on the window in front

Mosquito Nets in Tilal Al Ghaf

Tilal Al Ghaf is a new community built around an artificial lagoon. The villas are contemporary, with large glazed openings and terrace exits, and the lagoon brings evening insect activity.

01THE WHOLE SPAN HAS TO BE CLOSED

Floor-length panoramic doors, bi-folds, terrace exits from several rooms: an ordinary screen does not fit such an opening.

02THE LAGOON IS BOTH THE POINT AND THE SOURCE

Evening activity by the water is higher than in dry streets, and that is taken into account when choosing the aperture.

03ALMOST NO WEAR, PLENTY OF ADJUSTMENT

The community is new: drifted end positions on motorised systems, closers never set, a cassette placed hard against the stacked bi-fold leaves.

04HOW WE HANDLE A LARGE ORDER

  • We bring all the screens at once and do it in a single visit
  • Entry on a resident's word to security
  • Parking and the driveway are clear
  • It is too early to be replacing mesh here — the houses are too new

What is built here

The houses here are new and the glazing matches: floor-to-ceiling panoramic doors, bi-folds, terrace exits from several rooms. An ordinary screen will not go on an opening like that, because the whole span has to be closed.

The lagoon is what the community was built around, and at the same time the source of insects in the evening. The situation resembles other waterside districts: activity is higher and there is little wind, because the building is low and sheltered.

The third feature is the newness of the finishes. In a new house it is easier to build in power for a motorised or automatic screen, because the walls are not final yet or there is still access to them. If you are only just moving in, this is the best moment for that decision: later, running cable turns into building work of its own.

Fourth: the plots are spacious, the house is large and there are many openings. It makes sense to price the whole thing.

What we have done here

We do not publish the addresses of private villas. The survey is free.

Honestly about what follows from the building stock: if you are moving into a new house and thinking about automation, that has to be decided now rather than a year from now. It is the only advice that can be given here without invention.

Getting to you

The community is gated and entry is on notice from the resident to security. Parking and the approach to the house are unrestricted.

A large order we try to do in one visit: we bring all the screens at once so the fitting is not stretched over several days.

What breaks here most often

The community is new, so there is almost no wear, and call-outs are about adjustment: drifted end positions on motorised systems, unadjusted closers, a cassette set hard against the folded leaves of a bi-fold. Of genuine failures the only one seen so far is a guide packed after work next door. It is too early to be changing fabric here.

Common questions

We are moving in — when should we think about automation?

Now. Power is easier to build in before the final finishes; afterwards it is separate building work.

What should close a panoramic door?

Pleated across the full width, or motorised: the span opens entirely.

Are there many mosquitoes off the lagoon?

Evening activity is noticeable: the water is close and there is almost no wind.

Is a pass needed?

Yes, warn community security about the visit.

Do you price the whole house?

Yes, and with many openings that works out cheaper.
