In MBR City two problems meet in one opening: water is close, so flies come in the evening, and the glazing is panoramic, so the screen must stay out of the picture. We solve it with concealed constructions and dense fabric. We price by area at 320 AED per square metre, and name the exact sum after the survey.

What is built here
MBR City is several dissimilar projects under one address, and the screens fitted in them differ. District One has villas by the Crystal Lagoon: contemporary architecture, floor-to-ceiling glass, narrow profiles, sliding doors that disappear into the wall. The threshold on such doors is often flush with the floor, so an ordinary frame with a tall bottom profile spoils both the look and walking barefoot. What goes here are threshold-free constructions and fabrics that hide in a cassette above the opening.
Sobha Hartland and the building along Dubai Canal work differently. These are apartments with long balconies and townhouses in the green belt by the water. The balcony door is the main opening here, and bedroom windows come in a second round.
Water decides everything else. The lagoon, the canal, ornamental ponds in the parks and daily lawn irrigation produce exactly the evening flies that pass through a coarse aperture and make a cheap screen pointless. By the water people take dense fabric rather than the most transparent, and it is a conscious trade: slightly less light, but an evening on the terrace becomes possible.
The third factor is temporary. The district is still being completed, building sites live all around, and their dust settles on everything left open. While the construction lasts, the fabric is washed more often, and the screen chosen is one that comes off easily and rinses under a shower.
What we have done here
We have no jobs in MBR City yet. We are not going to pass off neighbouring districts as our work here: the district is new, residents move in in waves, and our experience of it is honestly zero.
That does not prevent a concrete conversation. From the openings of District One and Sobha Hartland it is clear that a standard framed screen on catches rarely suits: too visible on a minimalist facade and too awkward on doors used every day. A concealed cassette, pleated or motorised fabric solves the same problem without arguing with the architecture.

Getting to you
In District One entry is through a security post with the guest added to the list in advance, so send us the surveyor's name and vehicle number together with your request. In the canal-side towers the order is different: there a goods-lift booking is required, and some building managers ask for a works application and the fitter's details in advance. We are ready for that and send the documents the same day. Allow for the construction around as well: slip roads get moved, the navigation lies, so we ask for the exact tower name or villa number rather than just the community.
What breaks here most often
The building is new, so there is little wear, and most call-outs are not failures but adjustment: drifted end positions on motorised screens and unadjusted closers. Of genuine faults the commonest is a guide packed after building work next door. Fabric here is still rarely replaced; the district is too young.
Common questions
Our glazing is floor to ceiling. Will the screen be conspicuous?
How visible it is depends on the construction. A roll-up cassette hides in a box above the opening, pleated folds into a narrow post at the side, motorised fabric rises at the touch of a remote. When the screen is not wanted, all that remains in the opening is a thin profile at the edge, and the fabric is not visible at all.
The lagoon is nearby and small flies come in the evening. Will an ordinary screen hold them?
Not always. Standard fabric with a 1.2 × 1.2 mm aperture is designed for mosquitoes, and small flies pass through it. By the water people take ANTI-MIDGE with a 0.8 × 0.8 mm aperture, from 250 AED. It passes 75% of the light instead of 80%, and the eye barely reads the difference.
How is the price worked out for a large opening?
By area: width by height, at 320 AED per square metre. Options go on top if you want them: a handle at 45 AED, a child lock at 35 AED, an additional frame at 95 AED. The calculator figure is indicative; the exact cost is set by the survey on site.
Our child can reach the balcony door. What can be fitted?
There is a child lock at 35 AED, which stops a child sliding the screen leaf open. One boundary matters here: a mosquito screen is not designed to take a person's weight and does not replace a balcony balustrade. It is about insects, not about safety at height.
There is construction all around. Should we wait before ordering screens?
There is no need to wait. Dust from the sites is an argument for a screen: some of it settles on the fabric rather than on your furniture. Choose a construction that is easy to remove and rinse, and take a denser fabric. When the construction ends, the item will not need replacing.
