What is built here

Downtown is tall towers around the Burj Khalifa and dense city building. The flats here usually have a balcony or French floor-to-ceiling glazing, the windows are panoramic, and there are few ventilation sashes and they are narrow.

That is the district's key feature. In many Downtown towers it is not the whole glass wall that opens but only a narrow turning sash at the side. That is what needs a screen, and it is the cheapest job of all: a small framed screen on the sash settles the question entirely. People arrive asking us to 'close the panoramic window' and are surprised that what needs closing is a strip.

The second feature is height. On the upper floors the wind is constant, and an open sash bangs in the draught. A screen on it has to sit rigidly, or it will be knocked out.

The third: dust. Downtown sits in a ring of roads and construction sites, and city dust is more noticeable here than sea salt. The fabric greys faster than you would think, and washing it is a regular job.
