What is built here
Al Barsha holds four different districts under one name, and which one you live in decides the whole construction of the screen. Al Barsha 1 is built with low residential buildings and hotels around Mall of the Emirates. The typical job here is this: a sliding balcony door plus two or three bedroom windows. The flats stand low enough for dust off Sheikh Zayed Road to settle on the fabric within a couple of weeks.
Al Barsha 2 and Al Barsha 3 look different. These are villas on their own plots, many of them older than Dubai's current residential complexes. Aluminium sliding windows have been in place there since the buildings went up. The guides have packed with sand over the years, the sashes run stiff, the frames have gone out of true. A screen for an opening like that is made to the actual dimension rather than the nominal one: a couple of millimetres between the left and right edge counts as normal here.
Al Barsha South is assembled from new residential buildings and clusters of townhouses. The openings there are true and repetitive, so neighbours on a floor often have dimensions that match to the millimetre.
Villas in gated compounds with an internal courtyard and a shared pool are their own story. The lawn is watered daily, water stands in the drainage and the trays, and mosquitoes breed in the courtyard itself. Houses like that are closed from the bottom up: first the ground floor and the exit to the courtyard, because that is where the insects come into the rooms from. The first floor is often left for later and returned to a season on.
What we have done here
We have had no requests from Al Barsha yet. We are not going to invent hundreds of installations in your quarter. The honest figure we can give covers the whole of Dubai: 5000 screens installed over 12 years, with no breakdown by district.
What we do know is how openings of that age and type behave. On the older villas of Al Barsha 2 the survey decides more than the catalogue. Until the surveyor has put a tape across four points of one window, talk of price stays guesswork. In the new buildings of Al Barsha South the picture reverses: the dimensions repeat, and an order for several windows is priced in a single visit.
The survey visit is free and commits you to nothing. The surveyor names the type of construction, the fabric and the final sum on site. You can decline after that without explanation and without follow-up calls trying to talk you round.
Getting to you
At the villas of Al Barsha 2 and 3 the car pulls up to the gate; there are no barriers on the streets and you can park along the house. In the residential buildings of Al Barsha 1 visitor parking runs on passes, so we send the vehicle number in advance and book the goods lift through building security. Building managers not infrequently restrict noisy work to daytime hours, and we fit the installation around those rules. We build the evening traffic by Mall of the Emirates into the route and try to put Al Barsha visits in the first half of the day. If the villa stands in a compound with shared security, ask in advance for the surveyor's name to go on the visitor list at reception: without it the car is turned away at the barrier and the visit slips by an hour.
What breaks here most often
The district is dry and urban, so the failures here are ordinary with nothing exotic about them: worn rollers, loose handles, a stretched cord in a pleated screen. The fabric needs washing more often than replacing. Separately you meet old framed screens with fabric gone brittle: in building stock of mixed ages those turn up regularly, and they get re-meshed rather than replaced whole.

Common questions
We live in an apartment, not a villa. Will the price differ?
We price it the same way, by the area of the opening: 320 AED per square metre. The difference is not the type of housing but the construction. A balcony door needs a moving leaf; a kitchen window is fine with a framed screen. The final sum is named by the surveyor on site, and the calculator figure stays indicative.
The windows in our villa are original and the frames are no longer perfect. Will the screen sit properly?
It will. The surveyor takes the dimension at four points and allows for the skew, so the item is made to the actual opening. If the guide is packed with sand and the sash runs stiff, you are told before the order is placed rather than after the fitting.
Can we order screens for several flats in the building at once?
Yes, and group orders carry a 10% discount. Neighbours on a stair often club together: the windows in one building are identical, the survey takes one visit, and the fitter works up through the floors in a single trip. The discount is calculated on the total order.
Will you come on a Friday or at the weekend?
We work 7 days a week, public holidays included. You name the time of the visit when you place the request. In Al Barsha we more often suggest morning slots, so as to avoid the evening traffic by Mall of the Emirates and arrive on time.
Will a screen help against road dust or only against mosquitoes?
Against dust too. ANTI-SAND fabric with a 1.0 × 0.8 mm aperture holds back sand and fine particles, from 250 AED. For allergy sufferers there is ANTI-POLLEN from 300 AED. No fabric cuts dust out completely, but the film on the sill becomes noticeably lighter.
