Typical Al Rashidiya, Dubai architecture with an insect screen on the window in front

Mosquito Nets in Al Rashidiya, Dubai

Al Rashidiya is one of Dubai's older residential districts. The houses here were built in different years, and the frames in them differ in profile and in age. Because of that the fixing method is chosen on site more often than in newer quarters.

01FRAME PROFILES CHANGED OVER THE DECADES

Standard Z-plates are made for common modern profiles. In older stock there are frames they simply will not sit on.

02THEN IT IS HOOKS, PINS OR THE REVEAL

The fixing method is chosen on site by what your frame actually is, not from a catalogue. A photo does not always show it.

03RE-MESHING COMES FIRST

Older stock has its own pattern: first re-meshing, then frame corners that have opened up.

04WHAT IS EASIER AND WHAT IS HARDER HERE

  • Easier: no passes, free parking, fitting without lifts
  • Harder: hardware for old profiles is sometimes out of production
  • There are fewer sliding screens — framed ones dominate
  • So there are fewer mechanical failures than in the new districts

What is built here

The base of the building stock is villas and low-rise buildings, many of them long-standing. The windows are ordinary casements and the openings rectangular, but the frame profiles have changed several times over the decades.

That is the main local feature. Standard Z-fixings are designed for common modern profiles. In older stock you meet frames they will not sit on, and then hooks, pins or a fixing into the reveal are used instead. That can only be determined in the flesh, so quoting a price in this district over the phone is particularly pointless.

Second: in older houses screens are often already in place, but they have been there a long time. Years under the sun dry the fabric out and it starts crumbling at a touch, while the aluminium becomes brittle at the corners. Here, more often than in newer districts, the request is for repair and re-meshing rather than a new installation.

Third: the district is green and lived-in, with trees in the yards. In the evening insects gather in the greenery, and that is the ordinary reason people call.

What we have done here

We do not publish addresses. The survey is free.

Without speculation but usefully: if the screens in your house have been there a long time, show them to the surveyor. It often turns out that the frames are sound and the fabric only needs re-stretching, which is cheaper than a new screen.

Getting to you

The district is open, no passes are needed and parking by the houses is free. The fitting runs without schedules or lifts.

Within Dubai we plan the visit faster than in the far emirates, and agree the time when you place the request.

What breaks here most often

An ageing stock produces its own picture: first place goes to re-meshing, second to frame corners that have opened up. Hardware for older profiles is sometimes out of production, and then an equivalent is found. Mechanical failures of sliding systems are fewer here than in newer districts, simply because there are fewer sliding screens: framed ones predominate.

Common questions

Our frames are old — will the fixing suit?

It is chosen on site: Z-plates, hooks, pins or a fixing into the reveal.

Can an old screen be saved?

If the frame is sound we re-mesh it. That is cheaper than a new one.

How do I tell whether the frame is sound?

Lay the screen on a flat floor. If it sits on all four corners and does not rock, it is sound.

Is a pass needed?

No, the district is open.

The fabric crumbles in my hand — can that be fixed?

The fabric itself, no; it gets replaced. The frame usually stays yours.
