What is built here
The residential part of the island is villas and low residences with terraces and garden exits. Tall towers of the kind on Al Reem are almost absent here.
Proximity to the open beach sets the conditions. Salt off the sea settles constantly, sand off the dunes arrives on the wind, and direct sun on open plots is harsher than in the shade of city building. Together that accelerates the ageing of both fabric and hardware.
Hence a practical choice: on Saadiyat it makes sense to look towards stainless steel where a screen stands permanently and outdoors. It does not fear ultraviolet and behaves better than fibreglass by the sea.
Second: the terraces are exposed and the wind off the beach unobstructed. An ordinary screen on a large opening works like a sail here.
Third: there are fewer insects on an open, wind-swept shore than by lagoons and canals. So the request here is more often about dust and sand than about mosquitoes.
