Starting points from our price list: windows from 200 AED, doors from 250, balconies from 300, terraces from 200, commercial from 250. In the calculator the figure comes from the area of the opening at 320 AED per square metre. After that it depends on the product type and the options.
01THE AREA OF THE OPENING IS THE BASE OF THE PRICE
A screen is priced by the opening, and that is the largest part of the sum. The rest is the type of unit, the options and the tax on top of the subtotal.
02SHAPE, MOTOR AND ACCESS ARE WHAT ADD TO IT
An arch or a circle needs a template and a bent profile, a drive adds its own cost, and work at height costs more than a ground-floor window of the same size.
03COLOUR AND THE SURVEY ADD NOTHING
Painting the profile to a RAL colour is an ordinary part of the order, not a mark-up at the end of the conversation. The survey is free and commits you to nothing.
04WHERE SAVING MAKES SENSE AND WHERE IT DOES NOT
- Sensible: screen only the windows you actually open
- Sensible: a plain framed screen on an ordinary opening
- Not sensible: cheap hardware near the sea — salt eats it in a couple of seasons
- Not sensible: ordering to your own figures with no site visit
What the price is made of
The first component is area. A screen is priced by the opening, and that is the largest part of the total. At 320 AED per square metre the arithmetic is transparent: an opening 1.2 by 1.4 metres is 1.68 square metres and 537.60 AED.
The second is the product type. Door constructions cost more than window ones at the same area: different hardware, different loads, different fitting.
The third is options. A handle, a child lock, an extra frame: each adds a fixed amount per unit.
The fourth is VAT at 5%, calculated on top of the subtotal.
What makes a screen more expensive
A non-standard shape. An arch or a circle needs a template on site and a bent profile, and that is hand work.
A motor. Motorised and automatic systems cost more than manual ones by the price of the drive, and automatic adds sensors and low-voltage cabling on top.
Material. Stainless mesh costs more than glass fibre, and a security screen is a separate category with a reinforced frame and anchor fixings.
Height and access. An opening above a stairwell costs more than a window of the same area on the ground floor, because the work happens at height.
What does not make it more expensive
Colour. Powder-coating the profile to the RAL palette is part of the order, not a surcharge produced at the end of the conversation.
The survey. It is free and it commits you to nothing.
The fact that somebody else fitted your screen. Repairs and re-stretching are priced the same on other people's constructions as on ours.
Volume, within reason, works the other way: closing a whole villa in one visit costs less than calling a technician to each opening in turn.
Why we do not quote over the phone
Because half the answer is in the opening rather than in the dimensions. The type of frame decides the fixing method, the state of the reveals decides the amount of work, and the height and access decide the fitting.
A number invented now changes after the visit anyway, and usually not in your favour. We prefer to say it straight: we come, we look, we quote.
What can be said before a visit is the range. An ordinary window is hundreds of dirhams; a panoramic door with a motor is a different order of magnitude. If your budget is clearly somewhere else, that becomes obvious in a minute of conversation.
A figure guessed over the phone will change after the site visit anyway, and the difference is usually not in your favour.
Where it is sensible to economise and where it is not
It is sensible to economise on quantity. Screen the windows you genuinely open. In a flat with eight windows, three usually get opened.
It is sensible to economise on complexity: if the opening is ordinary, a simple framed screen settles the question for years.
It is not sensible to economise on hardware near the sea. Salt and humidity finish cheap metal within a couple of seasons and you pay twice.
It is not sensible to economise on the survey by ordering to your own dimensions. A centimetre gap devalues the entire purchase.
